The Type of Hot Tub Matters
There are really only two types of spas: permanent and portable. As you might expect permanent hot tubs are the most likely to increase your home value. By definition, a permanent spa is one that is built-in, similar to an inground swimming pool. It is probably tied into your home’s plumbing as well.
On the other end of the spectrum are portable hot tubs. The first thing that pops into your mind is probably a lightweight, soft-shelled model. Really, any hot tub that can be moved (including high-quality ones like Master Spas®), qualify as a portable hot tub.
If you think about it, a hot tub you’re going to pack up and move to your new home isn’t going to add any value for the new owners. So, it makes sense that many portable hot tubs won’t increase your home value. That said, a portable hot tub that is fixed into your deck, landscaping, or home essentially becomes a built-in spa, and then you can expect it to increase your home’s appraisal. To remove your spa, would it require construction? Would a hole be left behind? Then, your spa fits this qualification.
Some Types of Hot Tubs Can Detract from Your Home’s Value
Whether they’re permanent or portable, a hot tub in poor condition is not going to help. In fact, it could detract from your home’s value. If your spa is poorly-maintained or majorly outdated, your appraisal is probably going to take a hit.

There is no foolproof method to calculate how much a hot tub might improve your home value. In reality, the true value a hot tub brings to your home is not the monetary amount it can increase your property by, but it’s about the value it brings to your life in health benefits, relaxation, more quality time with your loved ones, and fun!
